I'm Damian, owner of PAGE Tradie Plumbing & Gas, a licensed plumber and gas fitter with over 25 years experience. Hot water is one of the jobs I do most, from Caloundra to Noosa, for homeowners, landlords and property managers.

Common Hot Water Problems I Fix
What's usually behind it, and what I'll check.
No Hot Water
On electric systems it's often a failed element, thermostat or tripped circuit. On gas, it's usually the pilot, burner or gas supply. I find the cause and tell you straight whether it's worth repairing.
Hot Water Running Out
A failing element, a faulty thermostat or a tank full of sediment holds less hot water than it should. Sometimes the system's just too small for the household now. I'll work out which.
Leaking Tank or Valves
Water from a valve or fitting is usually repairable. Water coming from the tank itself usually means it's rusted through and needs replacing. Either way, don't leave it, as it only gets worse.
Relief Valve Dripping
Some dripping while heating is normal, but a constant flow points to a worn relief valve or high mains pressure. A new valve, and a pressure limiting valve if needed, usually sorts it.
Rusty or Discoloured Water
Brown hot water usually means the anode is used up and the tank has started corroding. Caught early, a new anode can add years. Left too long, the tank will eventually leak.
Rumbling, Popping or Banging
Noises from a storage tank are usually sediment boiling under the element or burner. Noisy pipes when you turn a tap off often point to high water pressure.
Hot Water Repairs
Most hot water problems can be fixed on the spot. I carry common parts in the van, and specialised parts can usually be sourced locally within a day or two. If your system isn't worth repairing, I'll tell you straight and give you a fixed price for a replacement.

Need a New Hot Water System?
If your system is over 10 years old, leaking from the tank or costing more in repairs than it's worth, replacement makes sense. A standard 250L electric like-for-like replacement is $2,400 installed, including valves, electrical reconnection, removal of the old unit and the compliance certificate.
I supply and install electric, gas storage, continuous flow, heat pump and solar systems, and I'll recommend the right size and type for your home, not what's easiest for me to fit.
Hot Water Servicing
A storage tank lasts longer with a little attention. A service covers checking and replacing the anode when it's used up, testing the relief and tempering valves, checking for leaks and, on gas systems, checking the burner and flue. It's one of the cheapest ways to get more years out of your tank.

Signs Your Hot Water System Is on the Way Out

Simple Hot Water Maintenance Tips
A few minutes a year helps your system last longer.
All Storage Tanks
Check around the base for water or rust every few months, keep the area clear, and note any change in temperature or noise. Have the anode checked around every 4 to 5 years.
Electric Systems
If it stops working, check the hot water circuit breaker first. If it keeps tripping, don't keep resetting it. That usually means a failed element, so call me.
Gas Systems
Keep vents and flues clear, and check the flame is blue, not yellow or lazy. If you ever smell gas, turn it off at the meter or bottle, get outside and call for help.
Near the Coast
Salt air corrodes outdoor tanks, valves and fittings faster. If you're close to the beach, have a look at the fittings each year and get any green or white crusting checked.

How much does a hot water repair cost on the Sunshine Coast?
Hot water repairs start from $165 inc GST during business hours, and hot water quotes are always free. Parts like elements, thermostats and valves are quoted before I fit them. If a repair isn't worth it, I'll tell you and give you a fixed price for a replacement instead.
Should I repair or replace my hot water system?
If the system is under about 8 years old and the problem is a part like an element, thermostat or valve, repairing it usually makes sense. If it's over 10 years old, or water is leaking from the tank itself, replacement is almost always better value. I'll give you both prices so you can decide.
How long should a hot water system last?
Most last 10 to 15 years. Electric tanks typically last 10 to 12 years, gas a little longer, and heat pump and solar systems 15 years or more with good maintenance. Replacing the anode every 4 to 5 years helps a storage tank last longer.
Why is my hot water running out quickly?
Common causes are a failed element or thermostat, sediment in the tank, a burner problem on gas systems, or a system that's now too small for the household. With continuous flow, running two showers at once can exceed the flow rate. I'll find the actual cause and tell you the most cost-effective fix.

What's an anode and when does it need replacing?
The anode is a rod inside storage tanks that corrodes so the tank doesn't. Once it's used up, the tank starts to rust. It usually needs replacing every 4 to 5 years. Rusty hot water or rumbling noises can be signs it's gone.
Do you do urgent hot water repairs?
Yes. No hot water is a priority job, and a leaking tank goes straight to the front of the queue. I'll get to you as quickly as I can, often the same or next day. Outside business hours, a callout fee applies depending on the time and day, and I'll tell you what it is before I come out.
